Domestic BIM technology continues to play a vital role throughout the construction process. Both companies and individuals have shared valuable insights into its advantages. Although I have written on this topic before, the points were often scattered and hard to follow. Today, I aim to provide a clear and concise summary of the key benefits of BIM in construction, hoping it will be helpful to everyone.

1. Component Production Based on Design Models: BIM enables the creation of highly detailed and realistic 3D models. Once the design is finalized and materials need to be ordered, manufacturers can produce building components precisely according to these models. Because the model contains comprehensive information about each component, it also facilitates the rapid and accurate placement of parts during construction.

2. Rapid Response to Design Changes: Unexpected design changes on-site have traditionally been a major concern. With BIM technology, issues can be quickly identified and change requests efficiently implemented. Thanks to BIM’s automation, consistency, and collaborative features, all related information impacted by design changes is automatically updated. Additionally, the revised model can be shared across different disciplines, significantly accelerating the design revision process.

3. Detecting Design Errors and Omissions Before Construction: BIM’s 3D models allow the generation of 2D drawings from multiple angles, making it easier to spot errors and omissions. Furthermore, integrating models from various disciplines helps identify conflicts such as pipe clashes early on. Detecting these problems before construction begins greatly reduces rework. When issues arise, designers and contractors can be promptly notified to collaborate on solutions. This capability decreases mistakes, improves construction efficiency, and helps avoid many legal disputes, enabling smoother teamwork across projects.

4. Synchronized Planning, Design, and Construction: BIM enables virtual construction simulations during the design phase. This allows construction teams to anticipate and address potential problems—such as spatial conflicts or safety concerns—before they occur on-site. Powerful software tools simulate the construction environment, providing valuable insights that lead to smoother and safer on-site operations.

5. More Effective Lean Construction Implementation: Lean construction depends on meticulous and systematic operations to ensure components flow seamlessly through the site. BIM delivers highly accurate design models, allowing construction teams to coordinate and schedule activities effectively at every stage. This approach reduces resource waste and minimizes unexpected disruptions.

6. Synchronization of Design and Procurement: Throughout the design process, the BIM model quickly and accurately communicates the materials required at each stage. Once the model is established, detailed information on materials, component specifications, and quantities becomes available, enabling procurement teams to act earlier and more efficiently. This offers great convenience to suppliers and subcontractors.

In conclusion, this summary highlights the major benefits of BIM in construction. Currently, BIM is widely applied during construction stages in China, but its scope and depth of use still need to be expanded. Over time, I believe these applications will continue to improve steadily.
