
The Cadiz block, characterized by its orthogonal layout and the unique setting of a rectangular peninsula, holds a distinctive position within Antwerp’s historic district. The spatial planning emphasizes Antwerp’s architectural style by extending the traditional orthogonal block pattern towards the dock area.

This project respects the architectural style of the existing buildings on site. The demolition phase allowed for the creation of a comprehensive block exceeding 100m by 100m in size.


The design adheres to strict planning regulations, which significantly influenced the scheme. These include optimizing the use of the city’s directional layout and promoting an open block concept. The building’s ground floor integrates diverse urban functions such as retail shops, supermarkets, restaurants, bars, offices, and a senior activity center.


The podium is limited to three floors, while the four residential sections are built to the maximum allowable height. An underground parking garage replaces the above-ground facilities of the nearby customs building. Additionally, the building incorporates green spaces within its public areas, enhancing the living environment. The facade openings contribute to the building’s sense of transparency.
