Classification Guide for Full Decoration of Commercial Residential Buildings in Zhongshan City

1. Definition of Fully Decorated Commercial Housing

Fully decorated commercial housing, also known as finished residential buildings, refers to commercial properties developed and decorated by real estate companies through prefabricated design and construction. The decoration process is completed in one stage. Before handing over the property, all fixed surfaces in functional spaces are tiled or painted. Essential systems such as water supply and drainage, gas, ventilation, electrical power, and intelligent systems are installed. Additionally, kitchen and bathroom equipment is fully installed to meet basic usability standards.

2. Regulations for Fully Decorated Commercial Housing Regarding BIM Standards

(1) Indoor environmental pollution control for fully decorated commercial housing must comply with current national standards, including the “Construction Code for Residential Decoration and Renovation Engineering” and the “Code for Indoor Environmental Pollution Control of Civil Building Engineering.”

(2) When selling fully decorated commercial housing, developers must ensure that the decoration price does not significantly exceed the local market rates for similar quality. Model units showcasing the full decoration must be publicly displayed at the sales site, clearly outlining the delivery content and standards.

3. Classification Guide for Full Decoration of Commercial Housing

(1) The full decoration of commercial housing should meet basic usability standards, focusing on decoration quality to enhance overall property quality and provide a comfortable living environment.

(2) Full Decoration Levels:

The full decoration is categorized into three levels: A, B, and C. Pricing is calculated based on the building area:

  • Level C: Decoration cost should not exceed 1,500 RMB per square meter.
  • Level B: Decoration cost ranges between 1,500 and 2,500 RMB per square meter.
  • Level A: Decoration cost exceeds 2,500 RMB per square meter.
