Recently, I have received numerous inquiries from friends asking, “What does Building Information Modeling (BIM) mean? What are its key characteristics?” This topic is within my area of expertise, and since many have asked, I’d like to clarify it again for you.

1. What Does Building Information Modeling Mean?

BIM (Building Information Modeling) is not a new concept; it was first introduced as early as 1975 in the AIA magazine. The idea was simple yet revolutionary: “When you change a building’s layout once, all related elements in the drawings update automatically.” This concept remains the foundation of BIM today.

Nowadays, BIM software has evolved to meet modern demands. The four most popular BIM software programs on the market include ArchiCAD by Graphisoft (Hungary), Microstation by Bentley (UK), Revit by Autodesk (USA), and CATIA by Dassault (France).

By applying BIM in projects, teams can achieve transparency and efficient management through cloud computing. It helps architects minimize errors, increase productivity, and shorten design and planning phases. Furthermore, BIM facilitates precise construction, boosts work efficiency on-site, and reduces overall building costs.

2. What Are the Key Characteristics of BIM?

In the past, using 2D or 3D software like hand sketches, AutoCAD, SketchUp, 3ds Max, or Rhino often led to errors because the engineering data wasn’t fully captured or integrated. BIM changes this by allowing architects to access precise engineering data through cloud computing. This enables optimal planning for building structures, mechanical and electrical systems, and other components.

BIM streamlines construction, operation, and transportation costs by avoiding unnecessary work. It imports actual dimensions, performance specifications, building materials, and equipment data, helping all involved parties identify design flaws and conflicts before construction begins. This leads to more accurate construction and spares owners from having to imagine what the finished building will look like.

2. Precise Calculations Adapted to Local Conditions

BIM supports project management through 6D databases, which include factors like sound, light, air, water, and heat. By considering the climate and various environmental conditions of the construction site, BIM accurately calculates project quantities, improves construction precision, and ensures that buildings meet their intended functions and requirements.

3. Efficient Collaboration Through Virtual Construction

BIM’s visualization features combined with time-based data enable virtual construction simulations. Architects and stakeholders can compare construction plans with real progress anytime, anywhere. This transparency helps contractors, supervisors, owners, and buyers stay fully informed about the project status.
