
Located at the west end of Lincoln Avenue, 1111 Lincoln Avenue is a frame structure that has been transformed from its original purpose. After years of operation, the building has successfully undergone an economic revitalization. As part of this development, a new commercial retail building has been added while the existing structure was renovated. Additionally, a residential building was constructed on the vacant land north of the original SunTrust office.


The design of the new building aims to balance two seemingly opposing goals. First, it needs to feature a strong, clear presence to attract foot traffic along Lincoln Avenue. Second, it serves as an extension of the existing master plan without competing with the 1111 parking lot (BIM work).

The new structure is a simple white box design, mirroring the two-story bank and residential building on Alton Road. Facing east along Lenox Avenue, the retail space features a full glass storefront with four operable steel “gates” that stand 10 meters tall. These gates include glass window-like openings, designed not only to protect the French windows from hurricane impacts but also to create a distinctive visual identity for the Lincoln Road Shopping Center.

The building’s appearance changes dynamically as the doors open and close. Behind the retail space, a unique rotating wall grants access to a restaurant with outdoor courtyard seating, activating the adjacent Lincoln Lane.


The upper level consists of two courtyard-style residences. These units combine four courtyards from adjacent two-story buildings with a stepped top-floor residential building (BIM structure) situated above the garage. Similar to previous inward-facing residences, there is no external landscaping; instead, a series of courtyards provide strong connections to the outdoors. The residences are arranged methodically to offer each main space a corresponding terrace landscape.


The project also included four additional renovation efforts: converting the first-floor office space into a parking lot and restaurant, including a pedestrian bridge connecting to parking lot 1111; renovating the office building’s entrance lobby; constructing a new staircase and retail pavilion overlooking the Lincoln Avenue Environmental Center; and updating the top-level residential parking lot.
