Vung Tau is a vibrant tourist city situated in the most developed urban area of southeastern Vietnam, where tourism and service industries thrive. To stay competitive in this dynamic market, the owners commissioned H2 to develop a project at 9 Ho Quý Ly, Thang Tam ward, Vung Tau city, Ba Ria – Vung Tau province. This approximately 100-square-meter site tackles economic, functional, and aesthetic challenges simultaneously.

The first key challenge is economic efficiency. Every space is allocated and utilized in an organized and efficient manner, ensuring optimal area and functionality for each room. Due to local restrictions on floor height and the number of floors, attic spaces at the front of the building expand room capacity, while varying floor heights at the rear increase the number of usable floors.

The second focus is functionality. The basement serves as parking and storage for BIM construction equipment. The first floor houses the foyer and public facilities. Floors two through five consist of rental rooms: the front part of the building contains compact units combining a toilet, kitchen, living room, studio, and bedroom. The rear section offers standard rental rooms with flexible curtains separating the living and sleeping areas. Kitchens and bathrooms are thoughtfully designed for both beauty and practicality.

Offering different room types in the front and rear sections is also economical. The upper six floors feature a luxurious apartment with a living room, kitchen, two bedrooms, and two bathrooms. The open-plan living room and kitchen create a spacious environment, allowing residents to enjoy views of both the front and courtyard. Wardrobes and bookshelves are strategically placed to maximize space.

All rooms are accessed via centrally located stairs and elevators. Sunlight and fresh air enter through the courtyard, enhancing natural ventilation. An iron staircase in the courtyard connects the small front rooms with the standard rental units, with a hanging green potted plant adding a touch of nature from the top floor apartment. The building’s front balcony is equipped with wooden blinds, providing insulation, ventilation, and a tranquil green space for relaxation.

The third consideration is aesthetics. A large planting area on the building’s front facade protects the privacy of residents’ outdoor spaces. The top-floor apartment features concrete ceilings paired with wooden walls. The entrance hall incorporates wood and terrazzo steps, creating a harmonious and comfortable atmosphere. Other interior materials include natural wood and high-density fiberboard (HDF) with white or oak veneer finishes, adding warmth and brightness. Residents can enjoy city views from both the front and rear of the building.
