Understanding BIM Data and Its Importance in Modern Applications

However, a question remains: are current commercial BIM software solutions capable of handling the complex task of integrating these building data sources? This integration is essential to enable more software applications to seamlessly access BIM data in the future.

For example, modern database technologies can easily support fast queries on large datasets, dynamic addition or removal of data fields, data dictionary management, and handling data volumes on a massive scale.

BIM technology and database technology operate under different design philosophies. BIM focuses on visualizing the 3D geometry of buildings while providing rich attribute information. In contrast, most databases do not offer visualization but excel at managing 2D or 3D geometric data, supporting simultaneous access by multiple users, and maintaining strong data consistency.

While BIM provides comprehensive capabilities for editing building component data—which often involves complex data structures—its basic data query functions cannot match the speed and concurrency offered by database systems designed for multi-user fast access. Moreover, in later stages of a building’s lifecycle, the frequency of updates to BIM models, especially geometric data, decreases, while the demand for data queries and value-added operations increases significantly.

If commonly used BIM data could be converted into spatial databases with established linking and indexing mechanisms, it is believed that the overall performance of BIM information application systems would improve substantially.

In the process of integrating information using BIM technology, data entered during early stages can be continuously and repeatedly utilized by personnel in subsequent phases. This reuse saves time on data reconstruction, improves project information management quality, reduces labor costs, and minimizes potential human errors.

However, currently, BIM information models are mostly limited to the design and construction stages, with less focus on the information needs of later operation and maintenance phases. To make BIM applications more comprehensive, many scholars and experts worldwide have begun researching how to apply BIM technology to support facility maintenance and management tasks.

BIM enables extended data usage and further promotes its value for future development. By converting and collecting data, establishing relevant databases, and classifying information within those databases, users across various fields can more easily and quickly find the information they need.
