The Benefits of BIM and Its Applications at Every Project Stage

In recent years, the use of Building Information Modeling (BIM) in the domestic construction industry has been steadily increasing. Many professionals are particularly interested in the convenience BIM offers. The author has previously shared several related articles; today, we will discuss the benefits of BIM and its applications at each project stage.

BIM, or Building Information Modeling, is a technology that creates and manages digital information and engineering applications throughout the lifecycle of construction projects—such as bridges, buildings, tunnels, and roads. This innovative technology, method, and concept simulates real engineering projects within a virtual computer environment. It supports various management and engineering tasks during planning, design, construction, operation, and maintenance phases. BIM focuses on aggregating and sustainably using lifecycle information for diverse engineering projects, including architecture, civil engineering, water conservancy, rivers, and seas. It also offers 3D visualization and real-time information control.

The features of BIM technology effectively improve public works quality, shorten construction timelines, reduce costs caused by errors, and enable interdisciplinary integration and communication management. Many successful BIM applications have been reported both domestically and internationally. The adoption of BIM continues to develop and advance rapidly.

Domestically, project organizers have begun requiring manufacturers to apply BIM technology across multiple project proposals. Construction companies also mandate design and construction firms to implement BIM for commissioned projects. Planning and design timelines are no longer restricted by project size, and BIM use is being promoted comprehensively. During construction, companies must fully develop BIM models in accordance with drawing specifications. The following outlines BIM application requirements at each stage:

Planning Stage

1. Submit LOD (Level of Development) building, mechanical, electrical, and HVAC models with a minimum LOD of 200, suitable for 3D visualization and clash detection.

2. Once the project bid is awarded, the construction contractor develops the 3D building model for use during construction.

Construction Phase

1. At the start of construction, submit a written report detailing building models (LOD 200), structural models (LOD 200), and electromechanical models (LOD 300). Include 4D project progress simulations, electromechanical pipeline clash analyses, collision checks, and construction drawing production.

2. Simulate solutions based on detected clashes and present them at coordination meetings for discussion and collaboration.

3. Upon project completion, submit an accurate and verified final BIM model.

Operation and Maintenance Phase

1. Propose methods to integrate BIM into building fire safety systems and verify its application in equipment maintenance operations.

2. Explore information requirements for maintaining individual equipment and related fire safety systems.

3. Utilize the Analytic Hierarchy Process (AHP) through questionnaires to understand factor weights driving the model. This assists building managers and maintenance staff in performing maintenance using BIM models, addressing the inefficiencies and shortcomings of traditional maintenance methods.
