Through my work experience, I have gained exposure to BIM Technology and have participated in numerous BIM projects. This time, I would like to share some of my insights on BIM applications based on my professional background. I welcome feedback and guidance from experts in the field.
1. When initially adopting BIM, companies must invest in purchasing or upgrading software and hardware, along with providing relevant BIM training and education for their staff. Custom programs also demand significant time and financial resources, making larger companies more likely to invest in BIM research and implementation.
2. The advantages of BIM in planning and design are especially evident in buildings with unique exterior designs. BIM enhances feasibility, improves building quality and cost efficiency, and integrates added value into the overall construction expenses.
3. For general-scale construction companies introducing BIM technology, a common approach is to outsource model creation to BIM vendors. These vendors handle model development and provide software and technical support, while the construction company typically appoints one or two BIM engineers to operate the models and extract necessary information.
4. Contract terms, unit pricing, payment methods, and the required level of detail (LOD) for BIM models from construction vendors often require multiple revisions and learning from previous collaborative projects.
Before model construction begins, it is essential to provide manufacturers with complete architectural, structural, and mechanical & electrical drawings. Additionally, the time needed for modeling and subsequent planning reviews can extend the project’s planning phase, resulting in increased overall building costs.
Most professionals recognize the advantages BIM brings to residential construction projects. BIM not only improves construction efficiency and quality but also serves as a powerful visual communication platform. The BIM model facilitates review during the planning phase and helps construction teams clearly understand managerial directives.
Given the growing complexity of modern building projects and the limitations of 2D drawings, significant time is often spent coordinating with formwork workers on site. The visualization capabilities of 3D models save considerable communication time by providing sectional views tailored to construction needs, addressing the shortcomings of traditional drawings. Furthermore, 4D progress simulations can coordinate material stacking and lifting spaces in advance with manufacturers, serving as an effective tool for managing schedules and reporting progress.
While BIM technology offers substantial benefits to new construction projects, general-scale construction companies and manufacturing plants still face challenges, primarily related to cost management and improving software proficiency.
