Challenges and Obstacles in the Development and Implementation of BIM in China

In recent years, Building Information Modeling (BIM) has experienced rapid growth and shows great potential to replace traditional construction technologies. However, it is important to remain realistic about its limitations. Today, I will discuss the challenges facing BIM development in China, as well as the issues encountered in its practical application.

1. Diverse Stakeholders and Lack of Unified Data Standards: Construction projects involve many participants, including owners, survey teams, design firms, construction companies, supervision units, government agencies, contractors, and site management vendors. The absence of a standardized data processing method complicates information exchange. For instance, when discussing a specific construction plan, the construction contractor, supervisor, and contractor must currently use the same computer in the same conference room to review BIM files. Remote collaborative discussions are not yet feasible.

2. Massive Data Volume: The amount of information generated during the construction phase is enormous. BIM data files can easily reach tens or hundreds of gigabytes. It is essential for BIM software and hardware to support remote operation. Typically, mobile workstations or high-end desktop computers are required. Without networked sequential operations, each BIM user must have a high-performance computer to manage the files, making it difficult to open multiple BIM files simultaneously. Research in Australia addresses this issue by adopting a Document Management System (DMS)-like approach: BIM files are shared on a server, allowing users to upload and download files according to their access permissions.

3. High Initial Investment: Introducing BIM requires a significant upfront investment, which makes supervisors cautious and limits widespread adoption. The main BIM software packages often cost more than ten times a typical CAD program. Specialized secondary development software, designed to meet specific requirements, can be even more expensive. In addition, training fees, ongoing service charges, and software upgrade costs can amount to several hundred dollars per license.

4. Full Lifecycle Integration Challenges: Construction information spans the entire project lifecycle, including feasibility studies, decision-making, design, planning, supply, execution, control, and operational management. It also covers cost management, schedule management, quality control, contract management, and more. Information technology integration must address subsystems, resources, data, activities, and organizational details. While BIM offers an effective solution for integrating this information, it also raises new challenges in how to efficiently read, interpret, and convert diverse data types.

5. Information Security: BIM technology relies heavily on digital integration and visualization, involving multiple stakeholders, departments, and projects simultaneously. Ensuring secure access requires licensing authorization and firewall protection. A major challenge is how to quickly and accurately verify licensed information under secure conditions to support substantive work.

By highlighting these challenges, I am not trying to discourage BIM’s development; on the contrary, I hope to see BIM grow in a healthy and sustainable way.
