The Benefits and Importance of BIM in the Construction Industry

Studies abroad indicate that without BIM, upfront engineering costs make up about 5% of total project expenses. However, when using BIM, these costs can increase significantly, reaching up to 20%.

After adopting BIM, the entire design process must be completed in advance. Architects and engineers are required to submit their design models on time so they can be integrated into an overall model. This approach helps identify inconsistencies early and enables timely corrections, reducing the time and labor needed for revisions during construction. BIM’s ability to present three-dimensional designs assists in evaluating the project’s surrounding environment and assessing feasibility. The project team can analyze different parameters and design options based on computer simulations. For quantity surveyors, BIM models include detailed information about quantities and technical specifications—such as doors, windows, walls, and floors—making measurement and cost estimation easier.

Moreover, BIM’s parametric modeling function allows real-time visualization of design changes and automatic adjustment of related material quantities. Digitizing material measurements reduces repetitive manual work. Once a digital database is established, quantity surveyors can provide clients with faster engineering estimates and five-dimensional BIM services. BIM is especially effective for coordinating complex piping and equipment installations, as well as managing large-scale construction projects involving asset or facility management data. In addition, BIM supports innovative geometric designs for landmark buildings.
