BIM employs parameter correlation technology for 3D modeling, where all components are interconnected. For example, if a bolt is shifted by 1mm at a beam-column joint, the hole position on the connecting plate will automatically adjust by the same amount, ensuring consistency throughout the model.

4. Integrated Related Information

In the BIM model, all relevant parameters of fundamental construction objects are stored within a unified database. The International Alliance for Interoperability (IAI) developed the Industry Foundation Classes (IFC) data model, which describes the collaborative processes and content of 3D models throughout the building lifecycle. Currently, the IFC exchange format serves as the primary international standard for model data exchange.

Planning and Design: Utilizing detailed 3D modeling, BIM supports design, structural analysis, volume and heat transfer analysis, as well as interference and collision detection. Adding time and cost data transforms the model into a 5D model, enabling accurate cost estimation and helping owners understand project requirements and budgets.

Contract and Construction: BIM models incorporate 4D scheduling concepts to establish construction sequences. This aids in managing construction mobilization, procurement, scheduling, cost control, cash flow analysis, material ordering and delivery, and component fabrication and installation. Detailed object information provides contractors with material quantities and verification data during construction.

Operation and Maintenance: The building model includes representations of all equipment, along with detailed maintenance data. During facility management, stakeholders can use the BIM model to track progress and assign responsibilities. Maintenance personnel can access the model to understand schedules, tasks, and accountability.
