What Are the Advantages of BIM Software Over Traditional CAD?

In recent years, several well-known international CAD software developers, such as Autodesk, Garfishoft, and Bentley, have launched their own BIM application software. Although the names differ, BIM technology shares common core features. The digital models created by BIM software typically exhibit the following main characteristics:

1. Parameterized and Interactive Architectural Objects

Parameterized building models integrate various professional design behaviors—including building energy efficiency, structural simulation, mechanical and electrical piping, cost estimation, construction, and facility management—with geometric design models. The entire building model and related design documents rely on a unified database, where all design content is parameterized and interconnected. This means that BIM software fully combines multiple professional design functions within a single platform.

Using information modeling tools in architectural design allows easy management of both graphical and non-graphical data, covering all views, floor plans, and diverse charts. Since they share a unified database, the architectural design data are interrelated and enable interactive coordination among different project components.

For example, if a window is positioned one meter from a door within a wall, this relationship is stored in the parameterized model. If the door or wall is moved, the corresponding window will automatically adjust its position across all views and drawings, and all related dimensions will update accordingly. Conversely, if dimensions on a drawing are changed, the building model updates automatically. This bidirectional relationship, combined with real-time responsiveness and comprehensive change propagation, ensures high-quality, coordinated, consistent, and reliable building design results. It makes data-driven building design, analysis, and documentation more convenient and accurate.

2. Real-Time Display and Editing of 2D, 3D, and Parametric Models

BIM software supports traditional 2D modeling (such as plans, elevations, and sections) alongside 3D visualizations. It also offers dynamic visualizations like architectural renderings and animations, as well as parametric displays for specialized analyses, such as equipment statistics and material detection. These different display modes maintain a strong correlation and consistency, especially during editing. Changes made in any display mode are instantly reflected across all others in real time.

3. Fully Integrated Non-Graphical Data Reporting

The BIM information model enables comprehensive and systematic analysis of non-graphical data, including quantity takeoffs, door and window schedules, and cost estimates. These data and statistics can be presented in tabular formats and are automatically updated in real time whenever the model is edited or modified, ensuring accuracy and completeness.
