Based on construction progress, methods, and system requirements, materials and equipment for purchase are adjusted accordingly. Their precise dimensions and quantities are compiled into BIM models for pre-construction review, providing an important reference for construction approval and contracting.
It is recommended to submit these BIM models at least two months before actual construction begins to assess feasibility. The submission should include accurate dimensions, areas, quantity tables, and relevant pre-construction drawings. The finalized BIM model and associated legal documents form the basis for site layout and acceptance.
Review of construction detailed drawings through BIM before construction
According to the construction schedule, detailed drawings and BIM models for each discipline are completed to guide on-site construction and cost estimation.
Construction drawings and interface integration documents (CSD/SEM) are generated from the detailed BIM model. Necessary approval documents and reference drawings are printed for use on-site. Quantity tables derived from these drawings support pricing and budgeting.
Additional deliverables include structural opening plans, sections, and body diagrams, along with 4D construction progress simulations to visualize the timeline.
Handling site change designs
When site changes occur, approved change design models, status records, drawings, and reviews must be provided. Feedback on approved construction documents is shared with the site team to update design models and produce documentation.
BIM models and related documents reflecting site changes are developed and maintained accordingly.
Obtaining the usage license before completion phase
Site change designs are incorporated into the BIM model used for the building license application, which is stored as the BIM model for the usage license. These licensed BIM models and related documents support the preparation of necessary application paperwork.
After obtaining the usage license, the licensed BIM models and documentation are preserved in inventory files for future reference.
Information requirements for the completion model by construction finalization owners
The BIM model evolves gradually from the detailed design phase to a construction finalization model. This final BIM model, along with related documentation, is submitted for review and approval at project completion.
