The Significance of BIM Technology Application
BIM technology has become a fundamental benchmark for competitiveness and is increasingly being incorporated into government public works requirements. In recent years, China has seen significant development in BIM, with numerous local governments adopting it for construction projects.
By establishing BIM models, information technology can be applied throughout the building lifecycle. This includes visualizing design concepts, analyzing energy consumption in green buildings, assessing structural, mechanical, and electrical systems, detecting conflicts between mechanical and electrical pipelines, planning construction schedules, referencing construction details, and managing facility maintenance and operations.
Definition of Building Information Modeling (BIM)
In 1975, Eastman introduced a prototype of BIM technology called the Building Description System (BDS) in his paper, “Using Computers, Not in Architectural Design Drawings.” This early concept included parametric design and the creation of an information database derived from models, rather than generating 3D models from 2D drawings. This approach enabled visualization and quantitative analysis based on a comprehensive database.
Autodesk released the Building Information Modeling white paper in 2002, and Jerry Laiserin popularized the term BIM in 2003. Since then, Eastman has continued to research and promote BIM. Various theories about BIM’s foundation exist. For example, in 2009, Bilal Succar described BIM maturity as comprising three components: Technology, Process, and Strategy (TPP). These are organized into three stages:
- Stage 1: Object-based modeling
- Stage 2: Model-based collaboration
- Stage 3: Network-based integration
Eastman and colleagues also highlighted in their 2011 Building Information Modeling manual what does not qualify as BIM technology, such as 3D models lacking building information, models without dynamic operation support, models made from multiple 2D reference files, and unsynchronized model modifications.
In 2007, the American Institute of Architects (AIA) proposed four steps for effective BIM implementation:
- Identify the high-value stages of BIM use across project planning, design, construction, and operation
- Design the BIM execution process by creating flowcharts
- Define BIM deliverables as information exchanges
- Develop infrastructure through contracts, communication protocols, and technical standards
