Key Applications of BIM Models During the Planning Phase

As is well known, BIM models encompass a collection of building data that represents the entire lifecycle of a project. They assist all stakeholders in accessing and analyzing information from the planning stage, through design (including foundations and detailed elements), construction, and even operation and maintenance.

Starting today, the author will explore the role of BIM models in each project phase. What role does BIM play throughout the various stages of a project? Let’s begin by discussing the applications of BIM models in the planning phase.

On-site Condition Modeling

This involves simulating existing site conditions by establishing models of the base, current facilities, or specific areas within existing infrastructure. This provides essential on-site information required for planning operations.

Design Expression

Volumetric models are created using 3D building concepts to represent various design schemes, enabling owners to compare and select options visually. During conceptual design, BIM software helps develop models for architecture, structure, spatial planning, and other specialized disciplines. These models support design analysis and ensure that spatial requirements are met.

Cost Estimation

Preliminary cost estimates are generated directly from BIM models, offering owners valuable budget information to support decision-making and budget setting.

Site Analysis

BIM and GIS tools analyze spatial characteristics and environmental conditions within a specific area to determine the optimal site location for the project. Additionally, BIM supports land use and transportation planning by assessing space utilization and simulating traffic impacts, helping to develop and evaluate the best planning solutions.

Design Review

3D models facilitate comprehensive design reviews by presenting evaluation results aligned with initial planning requirements to stakeholders. This includes architectural, structural, mechanical, electrical designs, and spatial planning, enabling real-time problem solving.

Design evaluation also uses 3D models to compare conceptual design options and select the most effective scheme.

Regulatory review is conducted through specialized software to verify that model parameters comply with engineering standards and relevant regulations, reducing errors and saving time on repeated checks.

Process Planning

4D models are used for visual simulation to plan phased construction sequences and spatial requirements, particularly in renovation, refurbishment, or extension projects. This allows for proposing solutions before finalizing the basic design.
