The planning and design phases involve detailed project planning and overall design based on the building’s intended purpose, ensuring its function and style align with its objectives. Engineering construction focuses on the specialized tasks performed by construction and installation companies, including collecting and calculating project costs. This phase involves renovating, constructing, and expanding structures according to the construction project design documents. The operation phase covers building operation, maintenance, repairs, improvements, renovations, and property management.

BIM technology, as an advanced tool and methodology, has revolutionized the construction industry—not only transforming architectural design methods but also reshaping collaboration across the sector.   • Design phase: Focused on demonstrating design proposals from the planning phase, including conceptual design, engineering analysis, sustainability assessments, and compliance verification.
  • Construction phase: Facilitates 3D coordination with the design phase, including site utilization planning, system design integration, digital processing, material tracking, and 3D control and scheduling.
  • Operation phase: Records and models the construction details, supports maintenance planning, building system analysis, asset management, space management and tracking, as well as disaster preparedness.
