The future of BIM in China is uncertain, but what we can do is build a strong foundation and prepare ahead of time.
BIM elevates design to a new level. The progress of technology opens fresh avenues for design innovation, and BIM is no exception. Its 3D capabilities allow for the creation of complex shapes, while the software’s ability to handle intricate calculations empowers structural engineers to pursue bolder designs.
In BIM, Information (I) is more critical than the Building (B). Stunning architecture may catch the eye, but BIM truly shines as an information management tool. One reason BIM has been slow to catch on in civil engineering is the excessive focus on “Architecture,” which has detracted from the importance of managing information effectively.
BIM’s color is green. By using BIM efficiently, project timelines can be shortened, energy consumption reduced, and costs lowered. BIM helps minimize material waste during construction and building management, ultimately supporting sustainability. Energy consumption modeling within BIM can optimize energy use throughout a building’s entire lifecycle.
BIM is set to revolutionize the construction industry. Unlike computer-aided design (CAD), which serves a single purpose and overlooks many other processes, BIM transforms the entire workflow. Expecting BIM to be adopted without changing existing industry practices is unrealistic—BIM is a game changer.
5. Government involvement is crucial. The benefits of BIM emerge only through close collaboration. If some team members use BIM while others stick to old methods, the advantages will be limited. To overcome this deadlock, government departments must take an active role.
6. Companies must collaborate closely. Currently, companies and different trades work independently, mainly exchanging construction drawings. This will change—BIM encourages and requires tighter cooperation across teams.
7. Software and experts must align. Collaboration alone is not enough. Work habits and procedures need to be standardized for smooth cooperation. Software must support seamless integration, and experts must share a unified approach.
8. New contract models will emerge. Digitization and close collaboration challenge existing owner-management frameworks. Future paths may include more specialized models, where owners rely on BIM experts, or consolidation of BIM into large companies, fostering closer partnerships and simplifying owner management.
The current software landscape stands at a crossroads. Competition remains fierce, and the new digital construction environment will likely evolve around three standards: open, closed, or patented—possibly with few or no standards at all.
BIM will become the DNA of future architecture. Once the system operates at full efficiency, the focus will shift to leveraging it. Establishing a solid information foundation and adapting to it will pave the way for introducing even more advanced technologies into our workflows.
In the words of Mr. Ouyang Dong, Assistant Dean and Director of the Design and Operation Center at China Architecture Design and Research Institute (Group): “BIM will ultimately be restructured into an industry chain centered on building resources, driven by information efficiency and aimed at maximizing value—not merely administrative allocation. Those who prepare early will have the potential to play a more significant role and create greater value within this new industrial chain. The future of BIM is yet to unfold.”
