The emergence of Building Information Modeling (BIM) has been hailed as a revolutionary breakthrough in the construction industry. However, its full potential has yet to be realized. Several key factors contribute to this slow progress:
Firstly, the industrial environment surrounding BIM is still immature, and promotional efforts need to be strengthened. As a result, many entrepreneurs have only a superficial understanding of BIM. The demand for changes in enterprise and project management has not translated into a strong market demand for BIM technology, limiting its market penetration.
Secondly, the development of BIM technology application systems requires further improvement. The complete integration of BIM throughout the entire project lifecycle has not yet been achieved.
Thirdly, there is a significant lack of data flow between upstream and downstream partners. Manufacturers often underestimate the importance of collaboration across the supply chain, leading to serious fragmentation. This fragmentation negatively impacts user satisfaction and reduces willingness to adopt BIM solutions.
The fourth challenge involves the business model dilemma. Despite the clear value of BIM-based application software, the industry faces difficulties transitioning its software business models. Standalone software growth is weak, and sustaining these models is particularly challenging within China’s intellectual property environment. Additionally, the high research and service costs associated with BIM software—much greater than those of conventional software—cannot be recovered without addressing issues like piracy and convincing existing users to pay annual fees. This creates obstacles to sustainable development.
It is important to note that the past decade of BIM promotion has been marked by numerous challenges and limited financial returns. This makes innovation in business models and a shift toward service-oriented approaches inevitable. We believe that building stronger industry alliances, increasing data openness across upstream and downstream sectors, fostering product innovation, and reinventing business models are essential steps to bring BIM to lasting success.
