The Benefits and Value of BIM Implementation

What is the value of BIM application? It can be understood from several perspectives, including construction, design, operation and maintenance, as well as the challenges faced.

1. Construction and Management Based on BIM

1) Implementing Integrated Project Delivery (IPD) Management: This approach brings together key project stakeholders during the design phase, focusing on the entire project lifecycle. BIM technology is used for virtual design, construction, maintenance, and management.

2) Achieving dynamic, integrated, and visualized 4D construction management: By linking the 3D model of the construction site with the construction schedule, and integrating construction resources and site layout data, a 4D construction information model is established. This enables dynamic, integrated management of project progress, workforce, materials, equipment, cost, and site layout during construction, as well as visual simulations of the construction process.

3) Facilitating collaboration among all project participants: Information is shared across all parties, allowing submission, review, approval, and use of documents, drawings, and videos via the internet. This collaborative approach supports negotiation and coordination, ensuring effective management and monitoring of construction quality, safety, cost, and schedule.

4) Implementing virtual construction: The construction process is simulated on computers, allowing potential issues—such as functionality and constructability—to be identified before actual construction. This includes experimenting with construction methods, simulating construction processes, and optimizing construction plans.

2. Addressing Bottlenecks in Informatization

1) Establishing a single engineering data source: All project participants utilize one unified information source, ensuring data accuracy and consistency.

2) Enabling information exchange and sharing among project participants: This fundamentally solves the problems of paper-based communication, information gaps, incompatible application systems, and information silos.

3) Promoting the use of modern CAD technology: Supporting fully digital engineering design with various methods, leveraging automated design technologies, and achieving integrated, networked, and intelligent design.

4) Advancing building lifecycle management: Integrating management of performance, quality, safety, schedule, and cost throughout the building’s lifecycle. This includes analyzing, predicting, and controlling total cost, energy consumption, and environmental impact.

3. Building Operation and Maintenance Management Based on BIM

1) Integrating GIS technology and linking BIM with maintenance management plans enables intelligent, visual management of building property and real-time monitoring of equipment.

2) Conducting energy consumption analysis and implementing energy-saving controls during the operation phase based on BIM data.

3) Analyzing and predicting building safety and durability in response to environmental impact and disaster damage during operation, addressing structural damage, material degradation, and disaster effects.

4. Engineering Design Based on BIM

1) Implementing 3D design: This enables automatic generation of various graphics and documents linked to the 3D model. When the model changes, all related graphics and documents update automatically. Objects created during design have built-in logical relationships, so changes to one object automatically update related objects.

2) Facilitating information sharing between different professional designs: CAD systems across disciplines can access necessary design parameters and related information from the information model, eliminating redundant data entry and reducing errors.

3) Supporting collaborative design across disciplines: When an object designed by one discipline is modified, corresponding objects in other disciplines update accordingly.

4) Enabling virtual and intelligent design: This includes design clash detection, energy consumption analysis, cost prediction, and more.
