Understanding BIM Fatigue: Exploring Its Value and Benefits

BIM development has been incredibly rapid. By the time construction workers first encountered BIM, collaborative BIM workflows were already widely adopted. This raises the question: do you truly appreciate BIM? The evolution of BIM aligns closely with the increasing technical demands of the construction industry. With the rise of the core idea that “everything is data,” discussions around BIM have unfortunately led to a sense of fatigue.

Misguided Challenges

Currently, BIM’s primary focus is on compliance with BIM policies rather than on driving genuine improvements in business or industry practices. However, true progress in BIM should stem from these improvements. Often, BIM adoption serves the needs of CAD and design teams more than the enterprises themselves, which is a step backward. Consequently, efforts to integrate additional disciplines such as cost estimation or to consolidate more effective information across the industry frequently encounter significant barriers. Additionally, in today’s environment, most professionals prefer to take personal responsibility and tend to overlook how much extra work is involved or how much effort can be saved downstream if tasks were approached differently.

At BIM Level 2, new technologies and simplified programs were introduced to facilitate work at the file level. Essentially, information is processed and stored within a data container—commonly referred to as a file or more precisely, a model. A model serves as the unit of interaction and processing, and many models are repetitive, referencing identical modules across different engineering disciplines. Models can only be shared visually, which makes related management a physically demanding task. Often, even simple tasks require collaboration among multiple parties, necessitating inputs from personnel across various companies. This process is labor-intensive and inefficient, often causing fatigue and frustration. Although simulation models can be highly detailed and reliable, demonstrating their benefits in large-scale commercial projects typically demands considerable effort.

BIM Business Cases

Case studies have demonstrated the cost savings achievable through BIM, particularly when clients have access to comprehensive information and can make better decisions early in the process. This early insight helps underscore the value of BIM. Our analysis and experience suggest that BIM still holds substantial potential for business opportunities, as exemplified by the Chelsea River Bridge renovation project.

In the Chelsea Bridge project, technology was applied primarily to optimize processes. The project involved managing approximately 7,900 similar tasks, making it logical to transition from traditional methods to digital workflows supported by technology. This shift resulted in cost savings equivalent to 9% of the project budget and a return on investment 30 times greater than the software and configuration expenses. These outcomes clearly illustrate why BIM—or more broadly, digitization—is essential. Furthermore, since delivery records provide comprehensive process documentation and can be easily analyzed at the data level, the delivered results have effectively surpassed BIM Level 2 standards.

Today, we have a detailed understanding of the benefits that a BIM-based digital ecosystem can offer. Recognizing that people instinctively want to advance their business beyond mere execution outcomes, continuously improving and validating execution benefits will help alleviate the sense of fatigue.

Technology should simplify BIM-related work and enable better results, regardless of whether it involves BIM or GIS, vertical or horizontal integration, or a single entity versus multiple organizations. At its core, it should create a connected digital environment that allows faster access and contains richer, more detailed information for everyday use. If that is the case, then where does this fatigue come from?
