The editor of the BIM Building Training Network has previously introduced you to common BIM applications, and we will continue to explore this topic together.
10. Completion Model Delivery
Upon completion of the construction process and readiness for use, a building must undergo essential testing and adjustments to ensure it operates as originally designed. During the handover phase, the property management team requires not only the conventional design and as-built drawings but also documents and materials related to operation and maintenance that accurately reflect the actual equipment status, material installations, and usage.
BIM seamlessly integrates spatial building information with equipment parameters, providing owners with comprehensive access to global building data. By linking BIM models with construction process records, it becomes possible to incorporate completion information, including concealed engineering details. This integration not only facilitates efficient property management but also offers valuable historical data for owners and project teams during future renovations, modifications, or expansions.
11. Maintenance Plan
Throughout a building’s service life, its structural components (such as walls, floors, and roofs) and equipment (including machinery and pipelines) require ongoing maintenance. An effective maintenance plan enhances building performance, reduces energy consumption and repair costs, and ultimately lowers overall maintenance expenses.
By combining BIM models with operation and maintenance management systems, the benefits of precise spatial positioning and detailed data recording can be fully realized. This enables the development of well-structured maintenance plans, assignment of specialized personnel for targeted upkeep, and a reduction in unexpected issues during building operation. For critical equipment, maintenance history can be tracked to provide early warnings regarding its condition and usability.
