Key Considerations for BIM Operation and Maintenance

Many people have asked BIM Architecture Training Network what should be considered for BIM operation and maintenance. The editor has reflected on this question repeatedly and actively searched for relevant information. However, in China, BIM application is still predominantly focused on the design and construction phases, with very limited attention given to operation and maintenance. Moreover, the operation and maintenance tasks are typically outsourced by the owners, and BIM-based operation and maintenance is even less common. Based on personal understanding and available information, the editor would like to share some insights.

First and foremost, the core aspect of BIM operation is effective information management. This requires certain prerequisites for BIM operation applications:

1. BIM models must contain sufficient information to support operational activities;

2. Operational information should be easy to manage, update, query, and access;

Secondly, BIM for operational management demands a clear and comprehensive plan addressing:

How will BIM information be collected? What specific data needs to be gathered? At which project stages should collection occur? Who will be responsible for collecting this data? What organizational processes will support this collection? How will the consistency and timely updating of dynamic information be ensured? What types of BIM models qualify for operational use?

For example, simply handing over a REVIT or NAVISWORKS model file to the client for their own operation and management may not be sufficient. If the owner has to send personnel to learn complex AEC software, BIM usage during the operation phase risks becoming a burden rather than a benefit.

3. End users require a straightforward and user-friendly approach to managing information without needing to fully understand BIM technology. For instance, the WINSTONE space facility management system can directly read NAVISWORKS files and integrate data into its database, making the system practical and easy to use.

Finally, here are two recommendations for property owners:

1. It is often too late to consider BIM applications during the operation phase after project completion. Since information collection requires a process, it is best to start as early as possible.

If you have a BIM model during operation but cannot effectively manage usage information, you may end up relying solely on traditional drawings and manual processes. Therefore, early planning and selecting suitable software are essential.

In conclusion, BIM Architecture Training Network has discussed what should be considered for BIM operation and maintenance. Although information is currently limited, with the ongoing advancement of BIM applications in China, the era of widespread BIM adoption is sure to come.
