However, since full implementation conditions are not yet universally available, applying BIM selectively to specific projects, specialties, and processes will become standard practice during this transition period. Therefore, depending on the project’s design requirements, the BIM team’s capabilities, the design timeline, and other factors, BIM can be applied at various stages of the design process.
1. Conceptual Design Stage: At this early phase, BIM conceptual volumes effectively convey design creativity. They also support analyses such as area calculations, shape coefficient evaluations, commercial real estate revenue projections, visibility studies, and solar path tracking.
2. Scheme Design Stage: BIM plays a crucial role here, especially in complex modeling projects. It aids in design optimization, comparing different schemes (including surface rationalization), and assessing feasibility. Additionally, building performance evaluations, energy consumption studies, daylight analysis, sunlight exposure assessments, and evacuation simulations contribute significantly to refining the design.
3. Construction Drawing Design Stage: For projects with intricate models that cannot be adequately represented through traditional 2D drawings, BIM offers the most effective solution.
4. Comprehensive Professional Pipeline Design: BIM is indispensable for managing the complex pipeline designs of large-scale facilities such as factories, transportation hubs (airports, subways), and public venues like medical centers, sports arenas, and theaters. It provides a thorough and efficient approach to projects that are difficult to depict with conventional graphics.
5. Visual Design: BIM applications also encompass project visualization methods, including rendering, animation, real-time walkthroughs, and virtual reality systems.
