1. Project Overview

This project is situated at Plot 02-01 in Liuzao, Chuansha New Town, Shanghai. The site borders Liuzao Port to the north, Juxi Road to the south, Jichun Road to the west, and Zonger River to the east. The total construction area covers 113,085.24 square meters, with 85,963.02 square meters above ground and 27,122.22 square meters underground. The calculated plot ratio building area is 80,162.10 square meters, resulting in a plot ratio of 1.70.

Additionally, Plot 07-01 in Chuansha New Town is designated as Class III residential cluster land. This plot is planned for a community focused on expropriation and resettlement housing. The land spans 41,412.50 square meters and is bounded by Jixia Road to the east, Xinxi North Road to the south, Y1 Road to the west, and Juxi Road to the north. The development includes nine 15-story residential buildings, one six-story commercial and community support building, a centralized underground garage, and auxiliary facilities such as a garbage compression station, a switch station, and two neighborhood stations. The total construction area for this plot amounts to 102,026.25 square meters.

2. Application of BIM Technology

2.1 Project Analysis During the Design Phase

The primary goal of BIM modeling during the design phase is to identify and resolve issues within the construction drawings. Shanghai Yuchuang Engineering Consulting Co., Ltd. issued seven versions of problem reports, identifying a total of 49 issues that were successfully addressed through collaborative communication.

2.2 Net Height Analysis During Design

Starting from the initial version in May 2018, which did not meet the requirements, the technical teams specializing in Yu’s module and civil engineering engaged in continuous communication and refinement of the project process. By the fourth version, released on June 15th, net height issues in most areas had been resolved.

2.3 BIM Model Deepening During Construction Phase

The BIM model was further refined in the construction phase through the following steps:

  1. Defining work interfaces, transferring updated drawings, and establishing a process for model adjustments in response to design changes.
  2. Adjusting the position, elevation, and orientation of mechanical and electrical pipelines within the BIM model to align with actual construction conditions and site requirements.
  3. Integrating excavation plans and layout details provided by on-site personnel into the model, followed by creating construction sequence simulations to assist field teams.

Model Deepening and Pipeline Integration

2.4 BIM Collaborative Management Platform

The management platform facilitates sharing and viewing of design drawings, BIM models, weekly construction reports, engineering meeting minutes, and on-site progress photos, all controlled by permission levels. It supports online review and annotation. Cross-unit BIM collaboration and document management enable submission, circulation, review, and approval of design drawings, BIM models, and consulting deliverables through the enterprise OA system.

3. BIM Application Effectiveness

The projects at Plots 02-01 and 07-01 have progressed to the construction phase, with ongoing updates and optimizations that have yielded outstanding results.
