Currently, Building Information Modeling (BIM) in China is widely understood as a “visualized” digital building model created using advanced 3D digital design and engineering software. It serves as a scientific collaboration platform for designers, architects, plumbing engineers, developers, and even end-users to simulate and analyze projects. This allows them to leverage 3D digital models throughout project design, construction, and operational management.
The primary goal of BIM is to enable comprehensive resource planning, control financial risks, save energy and costs, reduce pollution, and improve efficiency at every stage of design, construction, and use. Ultimately, BIM achieves full lifecycle management of engineering projects. By introducing BIM technology, projects gain access to essential data that supports quick and accurate leadership decision-making. The core characteristics of BIM can be summarized as visualization, coordination, simulation, integration, and optimization.

BIM integration manifests in several key areas, starting with file integration. BIM model files consolidate all building drawings into a cohesive, linked system, replacing scattered 2D drawings. They also integrate other resources such as statistical tables, rendered images, walkthrough animations, as well as network connections and multimedia files like audio and video into a single, well-organized file. This structured integration greatly facilitates information preservation and archive management.
Another important aspect is information integration. Essentially, BIM models act as an open database represented in a 3D model format. This database aggregates all building-related information, including geometric data directly represented by the model, as well as non-geometric data related to building performance—such as energy consumption, fire resistance ratings, thermal resistance, and transmittance. Additionally, it can include third-party data unrelated to the physical building, such as details about equipment manufacturers, production processes, and maintenance plans. This information is critical for effective equipment operation and maintenance.
Overall, BIM integration significantly reduces the costs associated with managing files and information. Furthermore, BIM models provide an ideal platform for ongoing data management and updates, ensuring accuracy and efficiency throughout the project lifecycle.
