BIM Explained: What Is BIM Technology and Why You Should Know About It Now

BIM (Building Information Modeling) is a process that creates a digital representation of a building based on data-driven parameters from an engineering project. It stores relevant building data as information, allowing all participants in a construction project to access and use this data throughout the entire project lifecycle—from start to finish. 2. Data-Driven Management: BIM enables effective data-driven project management by storing and managing all data generated throughout the project. It allows for quick and accurate simulations and calculations, accelerating project processes. BIM provides precise digital information, scientific simulation analysis, and effective quantity calculations, enabling refined project control beyond traditional experience-based management.

3. Coordination: Collaborative design through BIM helps resolve coordination challenges that arise during design, environment assessment, and construction phases. The building information model integrates all specialized designs early on, detects conflicts, generates collision reports, and facilitates coordination to resolve issues, significantly improving work efficiency.

4. Simulation: BIM technology supports not only model design simulation but also comprehensive application analysis. During the design phase, BIM can simulate energy efficiency, emergency evacuation scenarios, daylight exposure, and thermal conduction. These simulations, combined with 3D modeling and project timelines, provide real-world on-site construction guidance. Additionally, 5D simulations help control project costs.

From a professional standpoint, BIM’s value can be divided into three categories: professional value, management value, and informational value.

Professional value: BIM optimizes and advances traditional architectural disciplines such as structural, mechanical, and electrical engineering, showcasing the expertise of each field.

Informational value: The data generated by BIM models forms a foundation for big data analytics, enabling intelligent analysis, smart construction, and efficient management during operation and maintenance.
