The BIM technology service fee is calculated according to the charging standards of Zhejiang Province. Consequently, the BIM project application levels discussed here follow the “Unified Standard for Building Information Modeling (BIM) Application” classification used in Zhejiang Province. This standard categorizes BIM application into three levels—from basic to advanced—based on the project’s application stage, discipline, subtasks, application options, and model detail (LOD). It also considers the maturity of BIM use throughout the lifecycle of prefabricated buildings in current practice: Level 1, Level 2, and Level 3.
Level 1 BIM Application Overview
Design Phase Objectives
· Model: Develop architectural design models;
· Application: Use design models for 3D visualization, performance assessment, and quantity analysis of key building materials and components;
· Management: Implement a BIM signing and approval system.
Application Options and Requirements:
· Model: Model detail at LOD300;
· Application: Complete collaborative design, clash detection, performance analysis, and 2D documentation;
· Management: Finalized models and applications must be signed off by the responsible professional.
Production Phase Objectives
· Model: Receive architectural design models and create detailed PC component models based on production drawings;
· Application: Use design models to accurately quantify PC components;
· Management: Maintain a BIM signing system.
Application Options and Requirements:
· Model: Model detail at LOD300;
· Application: Complete component quantity calculations;
· Management: Models and applications must be signed and approved by the responsible professional.
Construction Phase Objectives
· Model: Receive design models and generate structural design models based on construction drawings;
· Application: Use design models for construction simulation and walkthroughs;
· Management: Establish a BIM signing and approval process.
Application Options and Requirements:
· Model: Model detail at LOD300;
· Application: Optimize construction planning, simulate construction progress, and manage on-site coordination;
· Management: Models and applications must be signed and confirmed by the responsible professional.
Operation and Maintenance Phase Objectives
· Model: Review and accept the completion model to establish both as-built and operation & maintenance models;
· Application: Use these models for efficient browsing and information retrieval;
· Management: Set up a BIM management system with dedicated personnel overseeing model maintenance.
Application Options and Requirements:
· Model: Model detail at LOD350;
· Application: Enable full virtual simulation walkthroughs;
· Management: Assign a dedicated manager responsible for the operation and maintenance models.
Demolition Phase Objectives
· Model: Review the operation and maintenance model to create a demolition model;
· Application: Use demolition models for browsing and data querying;
· Management: Implement a BIM management system.
Application Options and Requirements:
· Model: Model detail at LOD300;
· Application: Complete demolition quantity statistics;
· Management: Models and applications must be signed and approved by the responsible professional.
