BIM Explained: Understanding Its Concept and Evolution

BIM stands for Building Information Modeling, a technology used in engineering projects to create building models based on relevant data. It employs digital simulation methods to represent the comprehensive context of building information. The concept of BIM was introduced in 1975 by management expert Professor Chuck, who is often called the “father of BIM.” Later, in 2002, Phil Bernstein, Vice President of Autodesk, presented the design concept of building information modeling to the American Institute of Architects (AIA), officially coining the term BIM.

The US National BIM Standard provides a comprehensive and systematic definition of BIM. It describes BIM as a digital representation that seamlessly integrates the physical and functional characteristics of facilities. It emphasizes the full sharing of knowledge and information resources related to the physical aspects of facilities, offering a theoretical foundation for decision-making throughout the entire lifecycle of a facility—from conception to demolition.

During different stages of project construction, stakeholders use BIM to insert, extract, and update information continuously. This promotes collaboration, clarifies responsibilities, and supports accountability.

Originally developed in the United States, BIM has quickly spread to developed regions including Europe, North America, Japan, Australia, Singapore, and Taiwan. Its applications span from the design and construction phases to maintenance and management after project completion, aiming for integration throughout the entire lifecycle of construction projects.

Traditionally, engineering construction faced challenges such as limited resource sharing, ineffective and unsynchronized information updates, and poor coordination among participants. Visualization and intelligent simulation of construction processes were lacking, and there was no effective integration of physical and information methods for project tracking and maintenance.

BIM technology revolutionizes traditional engineering practices by evolving from 2D and 3D line modeling to 4D, 5D, and even nD information modeling methods. It has demonstrated significant commercial value in engineering applications. Since BIM software began entering the mainland Chinese market in 2004, the technology has rapidly developed in China’s engineering sector. Governments at various levels have introduced BIM policies—for example, Shanghai and Shenzhen released local BIM policies in 2014 and 2015, respectively.

BIM technology has been applied to optimize design and improve construction management in major projects such as the National Stadium, South-to-North Water Transfer Project, Hong Kong Metro, Shanghai Disney, Shanghai Tower, Shanghai Metro, Guangzhou Metro, and Ping An Center.
