BIM Q&A: Benefits for the Construction Industry and Its Global Evolution

BIM (Building Information Modeling) was first introduced by architect Phil Bernstein of Autodesk. Before the rise of modern BIM software, the technical theory behind BIM had already been developing for over 30 years in Western countries. The advent of 3D-assisted drawing tools and breakthroughs in architectural software technology have accelerated the growth of modern BIM, reigniting hope for reforms in construction project management.

BIM Q&A | Is BIM beneficial for the construction industry? The Development History and Current Status of BIM Abroad

Developed regions such as Europe and North America have been actively promoting BIM research and its practical applications. Recognized as a groundbreaking technology in the global construction sector, BIM is seen as a driving force for advancements in project management. In recent years, BIM has increasingly been adopted in large-scale projects worldwide, with more buildings utilizing BIM for design, construction, and operation phases.

BIM digitally simulates three-dimensional space by breaking down construction projects into coordinated digital information. This simulation technology models the construction and operation processes of engineered projects. The key advantages of BIM include:

(1) BIM’s 3D modeling provides a visual representation of buildings that goes beyond traditional renderings. Its detailed three-dimensional components and their connections help construction teams better understand the design intent, ensuring the final building aligns closely with the architect’s vision.

(2) Based on the 3D BIM model, additional data such as time, cost, and workflow can be integrated, allowing the model to incorporate environmental factors. This detailed simulation enables accurate reproduction of real-world conditions for construction planning and progress tracking.

(3) By creating a digital model of the project, process data collected during construction can be saved as valuable experience and used for operational management after project completion.

(4) Monitoring changes in key equipment and building components allows for intelligent, digital management and maintenance of the structure.

BIM Q&A | Is BIM beneficial for the construction industry? The Development History and Current Status of BIM Abroad

Internationally, the US government has driven BIM advancement since 2003, implementing a national roadmap transitioning building design from 3D to 4D and then to BIM. In 2006, the US further solidified this direction with a BIM implementation roadmap running through 2020. Since 2007, BIM modeling has been mandatory for all major projects in the United States for spatial planning purposes. Notably, in 2009, Wisconsin became the first US state to require BIM for large public construction projects, followed by Texas mandating BIM use for all design and construction projects within its borders.

Japan’s Ministry of Land, Infrastructure, Transport and Tourism released BIM application guidelines in 2015 and announced the formation of a national BIM software localization alliance. The UK government achieved comprehensive BIM integration in architectural design by 2016. The European Union has nurtured numerous BIM software vendors and linked BIM development with prefabricated construction. South Korea also committed to BIM adoption, requiring its use in all public projects by 2016.

Amid this wave of BIM technology adoption, the construction industry worldwide is undergoing a revolutionary transformation. As BIM becomes a standard in many countries, it represents the preferred method for incorporating advanced technologies into construction practices.

One of the most significant innovations driven by BIM is the emergence of a new delivery model known as Integrated Project Delivery (IPD). IPD integrates the entire building lifecycle, from initial planning through to operation and maintenance. Additionally, many countries have established national BIM standards to support its widespread use. As BIM continues to expand, a growing number of BIM software solutions are being developed and implemented globally.
