Many construction companies have embraced BIM technology in project management, applying it across various aspects of their projects. The author conducted an extensive review of recent studies on BIM applications in domestic construction firms and analyzed multiple practical BIM cases. The findings were categorized and consolidated, merging similar items to highlight the main BIM application areas in project management for Chinese construction enterprises. These applications are divided into 7 categories with 19 sub-items.
Detailed Design
① Model Construction: Establishes the foundation for all other BIM applications.
② Collision Detection: Identifies errors, defects, clashes, and omissions early to minimize changes and rework.
③ Net Height Analysis: Enhances space utilization efficiency.
④ Reserved Openings: Reduces the need for secondary openings during construction.
⑤ Visual Drawing Review: Improves the efficiency of drawing reviews and reduces rework.
Construction Plan Optimization and Simulation
① Site Planning: Optimizes construction routes to minimize secondary handling.
② Construction Process Simulation: Validates methods and refines the construction plan.
③ 3D Model Disclosure: Uses BIM modeling technology to enhance quality and reduce rework.
Schedule Management
① 4D Progress Simulation: Provides progress alerts and supports timely corrections.
② Resource Optimization: Balances labor, machinery, and materials according to the progress curve to reduce idle time and equipment.
Cost Management
① Automated Quantity Calculation: Speeds up progress payments and claim accounting.
② Financial Resource Planning: Plans fund allocation based on the progress of completed work.
③ Three-Calculation Comparison: Analyzes deviations to strengthen cost accounting, analysis, and evaluation.
Material Management
① Material Planning: The BIM system automatically generates purchase orders, reducing surplus inventory.
