Key Skills Every BIM Construction Team Needs

With the rapid adoption and application of BIM in our country, an increasing number of property owners are paying attention to and implementing it extensively. This trend brings new demands for construction teams. So, what skills should construction teams working on BIM-based projects possess?

First, they should have a solid foundation in BIM modeling and project construction management experience. They must be capable of reviewing and utilizing BIM models effectively to organize and manage construction processes. Additionally, they should be able to coordinate the work of various subcontractors using BIM models, including managing interfaces, construction sequences, procedures, and project acceptance.

Construction teams should also be proficient in using relevant software to create BIM models. They need to collaborate with mechanical and electrical design teams to comprehensively and logically arrange the pipeline layout based on architectural and structural designs, while conducting collision detection. They must be able to update BIM models to reflect changes and carry out reasonable construction management based on change instructions.

Moreover, construction companies should work closely with all stakeholders—including owners, designers, contractors, subcontractors, suppliers, and supervisors—to fully leverage BIM models and their communication and coordination capabilities. The project owner should lead the development of a collaborative project management platform to facilitate visual coordination among all parties. This platform should consider the following:

All stakeholders should be able to upload and share project data on the collaboration platform according to their access permissions, especially BIM models. The owner (or authorized personnel) should promptly issue approved change instructions, update the BIM model accordingly, and notify relevant parties in a timely manner. By extracting engineering data from a single BIM data source, the platform ensures data consistency across all parties and reduces errors. This approach helps avoid the disruptions caused by design version changes.

The collaboration platform should provide visual progress plans and real-time monitoring of actual progress, allowing all parties to stay informed about the schedule and the true status of construction. For sensitive data such as material procurement and cost budgeting, it is advisable for each construction-related party to manage these separately. Confirmed data from the owner can be shared on the platform.

Project management is a complex process involving people, finances, and materials. Using information technology to improve project management has become a focus across the construction industry. BIM, as a tool that effectively controls costs, prevents waste, and simulates construction processes, should be mastered by more project managers and serve as a key instrument for refined project management.

In reality, BIM technology may transform the collaboration methods among various stakeholders in the construction industry.
