As is well known, BIM is not something that can be accomplished by a single software or individual. It requires a collaborative team effort to coordinate and work together towards a common goal. Today, we will explore the different types of BIM teams in China.
1. BIM Team Formed by the Owner
Some domestic real estate companies have established their own BIM teams to strengthen their capabilities and improve profitability. By implementing effective process management across multiple projects, construction enterprises can achieve efficient resource allocation and integration throughout the entire organization. This approach helps maximize profits, unify the rights and responsibilities within the company, and ensure the timely progress and quality of engineering projects.
Legal entities within the construction enterprise can improve fund utilization and enhance their banking credibility by centrally managing funds across multiple projects. Centralized personnel management helps plug management loopholes and prevent corruption.
According to project needs, owners establish BIM models and apply BIM technology at various stages and levels throughout the project. This serves as a valuable reference for management and decision-making, maximizing investment value. For owners, it is essential to build their own BIM team by setting clear goals, planning ahead, and selecting qualified BIM implementation units. Throughout the process, attention must be paid to controlling the quality, progress, and depth of BIM implementation, while actively participating in the entire BIM management workflow.
2. BIM Team Established by the Design Institute
Design institutes often form their own BIM teams, with the design team working under the same institute. During the planning and design phase, they participate in site analysis and building layout, starting with basic models to accurately analyze sunlight, wind, noise, energy consumption, and other factors early in the project. This helps in selecting the optimal planning scheme.
After completing the 2D construction drawings, the BIM team creates detailed models and coordinates with the design team to promptly detect clashes between pipelines and equipment across disciplines. The final BIM model submitted must fully align with the construction drawings, greatly enhancing design quality and outcomes.
Thanks to the visual nature of BIM models, owners can intuitively explore detailed 3D plans during the design phase, quickly identifying issues. The design institute can then demonstrate, adjust, and optimize plans based on owner feedback in real time.
3. BIM Team Formed by Equipment Suppliers
It is comparatively challenging for equipment suppliers to establish BIM teams. Typically, the owner specifies in equipment purchase contracts the requirement for clear deliverables, including modeling objects and detail levels.
Since there are many types of equipment suppliers and the number of participants depends mainly on the owner’s BIM model depth requirements, it is advisable for owners to request their suppliers provide BIM model data for major and large equipment components.
4. BIM Team Established by the Construction Unit
In China, the general contracting method is commonly used, where the construction unit undertakes the main project and mechanical and electrical installation works. BIM technology offers great advantages in pipeline integration, greatly benefiting mechanical and electrical installation teams and laying the groundwork for improved construction management.
Construction units can build on the design models submitted by design institutes by adding functions such as construction process simulation, material control, quality monitoring, and on-site management. This encourages construction teams to enrich the BIM model further, dynamically adjusting and maintaining it throughout the construction process to reflect actual conditions.
Moreover, construction units are expected to submit a complete as-built BIM model at the project’s completion.
