BIM Q&A: How to Organize a BIM Team – Insights from a Construction General Contractor's Leadership

With the advancement and implementation of BIM-5D technology, new technical roles and responsibilities are bound to emerge. For companies, it is essential to actively train experienced technical staff to adapt to these new tasks. This approach helps avoid hiring inexperienced personnel who may make mistakes and prevents staff redundancy.

Using the BIM team led by the construction general contractor as an example, this article provides a brief overview of the organizational structure for BIM teams within construction firms. The project manager oversees and directs the overall application of BIM technology, assists the BIM general contractor in advancing their tasks, and resolves coordination issues between the BIM management department and external stakeholders.

BIM General Contractor: Serving as the core of the entire BIM organizational structure, the BIM general contractor is appointed by the project owner. This role is often filled by the project’s chief engineer or, at times, the owner’s representative. Their primary responsibilities include implementing BIM technology across various stages and specialties, coordinating all BIM-related activities, supporting the BIM management department in gathering building model data for the database, and analyzing the collected information.

Production Manager: Acting as the communication link between the construction site and the BIM management team, the production manager collects BIM requirements from the site, organizes and classifies these needs, and uploads them to the 5D platform for coordination and use by the BIM management department. Additionally, staff from the organizational engineering department use the 5D platform to conduct construction simulations and monitor progress.

Business Manager: Primarily responsible for cost management, this role involves coordinating business department personnel to organize and submit engineering quantity and cost data to the business module of the 5D platform. This enables a shift from traditional cost management methods to using the 5D platform for cost analysis and resource allocation.

Manager of Comprehensive Safety Department: This manager oversees construction site safety management. Safety officers from the organization department monitor the site in real-time via the 5D platform, proactively identifying potential hazards through simulation. They also promptly develop emergency plans to guide safety measures and implementation.

Technical Quality Manager: Responsible for construction quality control, this manager organizes technical staff to prepare process and methodology libraries for the BIM-5D platform during the early stages. Throughout construction, they conduct process simulations on complex nodes and provide on-site guidance using mobile devices. This ensures consistent application of construction techniques, minimizes unforeseen risks, and maintains construction quality.

Other Departments: All other departments should gain comprehensive knowledge of BIM technology and become familiar with BIM-5D operational processes. They should be able to submit BIM requirements relevant to their roles and extract and utilize data from BIM models as needed. Active participation, collaboration, and deep involvement from all employees in BIM technology applications offer greater potential for realizing the full benefits of BIM-5D technology.

Moreover, each unit involved in a project should establish its own BIM center, tailored to its specific needs and characteristics. This facilitates the broader implementation of BIM applications within the unit and supports services for future projects. As BIM technology continues to drive development in the construction industry, companies should also invest in building BIM expertise internally to strengthen their core competitiveness. Technical personnel can specialize in areas such as modeling, information exchange, and data maintenance.
