BIM Q&A: Exploring the Different Modes of BIM Application

Building Information Modeling (BIM) technology primarily serves as a standardized information model. Beyond that, BIM encompasses a comprehensive, process-oriented, scientific, and complex business management system. It integrates various management methods and technologies to support the management and control of real construction projects, including statistical analysis and real-time data monitoring. BIM models the entire lifecycle of a construction project, enabling enterprises and stakeholders to clearly define their responsibilities and the collaborative tasks required.

BIM Q&A | How many BIM application modes are there? What are the BIM application modes?

The phased application of building information management involves selecting specific processes and stages throughout a construction project’s lifecycle. Different phases—such as scheme planning during design, detailed drawing design, cost accounting, material distribution, and construction—require standardized and systematic BIM management. Depending on the project, BIM model configuration can be adjusted to meet the required level of detail and application needs.

BIM implementation is generally divided into two modes: the construction unit (owner) BIM implementation mode and the contractor BIM implementation mode.

1. BIM Implementation Mode for Construction Units (Owners): Led by the construction unit, this approach involves choosing the appropriate BIM application methods and collaborating with all parties to apply BIM technology throughout the project.

2. Contractor BIM Implementation Mode: Here, all project participants either apply BIM technology themselves or hire third-party organizations to support their construction tasks, assist with project management, and achieve construction goals.

Ideally, BIM implementation should be led by the construction unit (owner) following a full lifecycle BIM application approach. This leadership facilitates coordination among all involved parties, promotes collaborative BIM use throughout the project lifecycle, and maximizes the benefits and value BIM technology offers.
