In reality, property owners stand to gain significantly from BIM technology. It can enhance building performance and quality, provide earlier and more reliable cost estimates, reduce construction expenses, and accelerate project timelines. These benefits greatly outweigh the extra costs incurred during the design phase. Therefore, owners need to recognize the value BIM brings and develop a comprehensive understanding and long-term vision for its application.

Within the current domestic framework, the design team often plays a passive role throughout the project lifecycle, limiting their ability to lead technical control. Frequently, design plans are repeatedly revised at the client’s request. Under these conditions, the precision and efficiency of BIM can be compromised, sometimes performing worse than traditional design methods.

Typically, when clients require the use of BIM, designers first complete plans using conventional methods, then build BIM models based on the finished construction drawings to satisfy client demands. This approach is time-consuming and labor-intensive. Moreover, the resulting BIM models often lack sufficient detail to guide subsequent construction and management effectively, failing to deliver the anticipated benefits.

This inefficiency diminishes client enthusiasm for BIM, creating a negative feedback loop that hinders broader adoption and progress.
