BIM Q&A: Exploring the Key Application Features of Building Information Modeling

BIM (Building Information Modeling) serves as a virtual model that can be shared and utilized by various stakeholders throughout the construction process. It requires input and maintenance by different personnel at various stages. The information within a BIM model must possess key characteristics: visualization, completeness and analyzability, as well as coordination and interoperability.

BIM Q&A | What are the application features of BIM? Have you been familiar with the application features of BIM?

1. Visualization. The diverse functions of BIM rely heavily on the three-dimensional visual representation of the building models. Even participants and clients who lack technical knowledge of construction can intuitively and clearly understand the building’s appearance and structural details through a completed 3D model. This intuitive visualization facilitates efficient communication and information sharing among designers, builders, and users about the same construction project.

For instance, relying solely on a designer’s mental image or two-dimensional CAD drawings to convey design concepts is insufficient. Communicating design intentions to contractors or owners through scattered 2D views often results in misunderstandings, akin to “a chicken talking to a duck.” By integrating time and cost factors into the model, BIM enables a virtual construction process that allows on-site workers to visually track progress. Technical staff unfamiliar with construction techniques can clearly see task sequences and schedules, while cost accountants can align labor, materials, and equipment with specific time points. This supports resource allocation, cost tracking, dynamic pattern analysis, and the simulation and optimization of progress, cost, and quality.

2. Completeness and Analyzability of Information. Beyond geometric data, the BIM model incorporates a wide array of information related to the construction process. This includes progress tracking, costs, quality metrics, sources and brands of resources such as labor, materials, and machinery, project safety, energy efficiency of materials, structural types, and building material details. The model creation process is also documented, bridging stages from investment planning, design optimization, and contract management to construction and facility operation and maintenance.

BIM Q&A | What are the application features of BIM? Have you been familiar with the application features of BIM?

To leverage this wealth of information, rapid analysis and structuring are essential. The analysis capabilities are primarily applied during the design and construction phases. For example, during design, architects analyze factors such as sunlight exposure, acoustics, and energy consumption to compare and select optimal solutions. The system’s automatic calculations provide timely results, enabling iterative improvements. In the construction phase, contractors and owners use the model to dynamically manage the process. Additional data on quality control, costs, and progress is incorporated into the initial 3D design model, providing a comprehensive and intuitive overview of construction status and resource usage. This enables the timely detection of deviations from plans, allowing precise and dynamic control over the construction.

3. Information Coordination and Interoperability. Interoperability means that most project data within the digital model only needs to be collected, organized, and entered once, yet can be used throughout all construction stages, including building and operation. During construction or use, the model’s data can be continuously updated and improved. Coordination ensures that project data can be added or modified in real time, with all information aligned and consistent. When changes occur, linked data is updated simultaneously. All design drawings stem from the digital model, eliminating inconsistencies common in CAD drawings. Any modification to a model component in any view is automatically reflected across all other views and documents.
