To ensure smooth project execution, it is essential to develop a realistic schedule and funding plan from the outset. This approach allows for targeted resource allocation and enhances the project’s economic and social benefits by employing refined management techniques.

When using BIM models for construction cost control, contractors can extract accurate quantities in real time, based on different timelines, locations, and processes within the BIM model. In typical projects, material costs make up 50% to 60% of the total construction expenses. Implementing refined material management can significantly help control overall project costs.
By building an accurate database through the BIM model, precise statistics can be generated for each subproject, providing reliable data to support systems such as limited material requisition. Because BIM models can be continuously updated to reflect the current engineering status, project personnel can access the shared material databases anytime. This allows for timely and accurate material allocation according to requirements, calculation of corresponding quantities, and evidence-based audit management.
Moreover, BIM assists project management teams in developing reasonable plans for labor and machinery. It provides technical support for activities like limited material requisition and consumption control, helping to eliminate waste caused by broad management practices. Figure 1 illustrates a material control table generated from a BIM-based collaborative management platform. The data in the table is automatically produced by BIM software. Project managers can retrieve material information for each subproject in real time, including materials such as concrete, steel, and formwork, tailored to their specific needs.
