For bidders, a bidding document template can be used to quickly prepare bidding documents by collecting modeling parameters related to the planned construction project. These parameters are then entered into the corresponding interface to generate a simplified sample book. Preparation personnel can further refine this based on the actual situation, streamlining the bidding process and enhancing efficiency. Additionally, by leveraging VR+GIS technology and conducting early-stage on-site investigations, BIM models allow the project to be presented more clearly to the construction team. This enables bidders to plan more effectively, visualize project estimates, set realistic construction goals, and improve the feasibility of the project plan through collision detection tests.
(2) Application during the bidding phase: With well-planned engineering design, BIM-based construction scheme simulation helps bidders gain a more accurate understanding of the bidding documents. It provides a comprehensive overview of the construction status aligned with project progress, clarifies the workload for each stage, and assesses the feasibility and quality standards of the construction. This promotes rationalization and improvements in construction organization design. Moreover, management information such as contracts, quality, schedules, costs, and materials can be integrated into the building model to calculate engineering quantities. When combined with Revit software, it facilitates coordination among HVAC, electrical, and other disciplines to determine reasonable quotations. Lastly, BIM assists in preparing bidding documents by reducing the need for extensive calculations and data verification, supporting the bidding conference with essential documentation.
(3) Application during the evaluation stage: Multiple units participate in bidding conferences, each presenting unique ideas and varying prices. Selecting the winning bid requires thorough comparison to identify the most feasible and economically sound plan. Relying solely on manual evaluation can lead to oversights and subjective bias. However, BIM technology enables comprehensive comparison of different bidding plans. Its 3D simulation offers vivid and intuitive visualization of construction plans, increasing transparency and clarity. This allows bidders to better understand construction details and building structures, providing technical support to the evaluation committee and ensuring a fair, reasonable, and scientific selection of the winning bid.
