Before officially starting an engineering project that utilizes BIM technology, it is essential to establish a team with professional BIM expertise. The core advantage of BIM technology lies in building models, which serve as the foundation for its implementation. Creating BIM models requires modeling personnel who are not only proficient in various BIM software but also possess solid construction management skills and a comprehensive understanding of construction regulations and standards. Construction engineering encompasses several specialties, including civil, mechanical and electrical engineering.
Once the model is created, despite the technical proficiency of the modeling team, it is crucial for professional technical leaders from various disciplines to review, optimize, and adjust the model to ensure its accuracy and feasibility. Beyond representing the basic structure of a project, BIM models can integrate time, cost, and quality factors to form multidimensional models, enabling effective management of project progress, budget, and quality.
Therefore, a BIM-based team should include not only project management personnel, BIM managers, and modeling staff but also specialists in schedule management, cost control, and quality assurance to fully leverage BIM technology. 1. BIM Project Manager
As shown in the image above, the BIM project manager holds the highest authority in the BIM project. Their responsibilities include setting construction goals and plans, coordinating and overseeing project execution, ensuring adherence to the schedule, and maintaining overall control of the project. Effective BIM project managers combine professional technical skills with strong management and communication abilities. They are proficient in BIM-related software, possess theoretical and practical knowledge of BIM technology, and have extensive project management experience. Furthermore, they understand construction industry regulations and standards, enabling them to maintain control over the entire project. Given the involvement of multiple parties and the typically long and uncertain construction timelines, BIM project managers also play a key role in facilitating communication and coordination among all stakeholders.
2. BIM Technicians
BIM technicians, including civil and mechanical & electrical engineers, are primarily responsible for the technical execution of engineering projects. Their work is often the most complex and demanding, requiring advanced technical expertise. During project implementation, BIM technicians use relevant software to monitor construction quality, reporting quality-related information within the BIM model to the project manager. They must be well-versed in construction techniques, methods, building codes, and acceptance standards. Additionally, they continuously record daily construction progress and quality data within the BIM model, enabling management and quality assurance teams to monitor the project in real time.
3. BIM Model Reviewer
To ensure the BIM model meets its intended application goals and maintains standardization and completeness, unified inspections and scientific management are necessary. BIM model reviewers are proficient with BIM software and its plugins, such as Revit and Navisworks. They have experience in BIM modeling across disciplines like architecture, mechanical and electrical engineering, and installation. Their role involves reviewing drawings and related documentation to verify compliance with specifications and contract requirements.
4. BIM Technical Coordinator
Given the involvement of multiple trades and disciplines in construction, BIM technical coordinators assist BIM project managers by resolving conflicts or inconsistencies between different professional teams. Strong communication and coordination skills are essential for this role.
5. BIM Technology Application Personnel
These personnel primarily include team leaders and front-line operators assigned to various sub-projects. In many cases, construction workers, especially migrant laborers in China, lack construction experience, professional knowledge, and quality awareness. Therefore, it is necessary to provide them with thorough training before construction begins.
