In recent years, the rise and implementation of Building Information Modeling (BIM) technology have revolutionized the design, construction, and management of construction projects, driving an unprecedented transformation throughout the construction industry. BIM is a 3D, object-oriented engineering database technology with the following key characteristics:

(1) BIM encompasses all information throughout the entire lifecycle of a construction project—from design and construction to operation.
(2) It supports collaborative construction efforts among all project stakeholders.
(3) Every building component within BIM is parameterized and interactive, enabling real-time 2D and 3D parameter display and editing. Once 2D drawings are created, corresponding 3D models can be generated automatically.
(4) BIM data is fully computable, emphasizing complete digitization of information.
(5) It provides comprehensive non-graphical data reporting methods.
Application of BIM Technology in Prefabricated Residential Projects at Shanghai Urban Construction Pujiang Base
The prefabricated residential project at Shanghai Urban Construction Pujiang Base has earned numerous accolades, including the first prize at the 2012 National BIM Competition, the Best BIM Expansion Application Award at the 2012 “Innovation Cup” BIM Design Competition, and the first prize in the Professional Group Building BIM Direction Award at the 2012 National 3D Competition Finals.
With a prefabrication (PC) rate of 70%, this project leverages the Fengxian Port Base to establish Shanghai’s first “National Residential Industrialization Demonstration Base.” The base has also set up a BIM technology simulation center in collaboration with Shanghai Urban Construction Group, Shanghai Underground Institute, and Shanghai University. By integrating RFID, IoT, and BIM technologies, the center manages the collaborative workflow of prefabricated components throughout production, transportation, installation, and acceptance phases.
BIM-Based Production Management: During component manufacturing and logistics, BIM facilitates factory logistics and shipping management. On site, BIM supports handheld devices, construction management, remote visualization, and on-site stacking control.
BIM-Based Construction Simulation: In the later construction stages, a 4D model incorporating time attributes is created by linking construction progress data with the 3D BIM model database. Using Autodesk Navisworks APIs, this enables web-based 3D project progress management within an interactive environment.
