BIM, a specialized term, gained widespread use in the engineering construction industry in 2002, popularized by American architect Jerry Laiserin. However, the concept of BIM dates back to the 1970s, when Dr. Chuck Eastman from the School of Architecture and Computer Science at Georgia Tech first introduced it. Today, there are many definitions of BIM. For example, the 2009 market research report “The Business Value of BIM” by McGraw Hill Construction in the United States defines BIM as “the process of designing, constructing, and operating a project using digital models.” This is a concise and practical definition.

The Facilities Information Council (FIC) defines BIM as “a computable representation of the physical and functional characteristics of facilities and their related project lifecycle information, based on open industry standards. This enables informed decision-making and maximizes project value.” The FIC further explains that “the construction engineering information model integrates all relevant aspects into an organized data structure, allowing licensed software applications to access, modify, or add data.”

Jia Shu, Director of the Engineering Quality and Safety Supervision Department at China’s Ministry of Housing and Urban-Rural Development, describes BIM technology as “a data-driven tool applied to engineering design and construction management. By integrating various project information through parametric models, it facilitates sharing and communication throughout the entire project lifecycle—from planning to operation and maintenance. This enables engineers and technical staff to accurately understand and efficiently respond to building information.” Jia Shu emphasizes that BIM provides a collaborative foundation for design teams, construction entities, and building operation units, playing a vital role in improving productivity, reducing costs, and shortening construction schedules.

The US National BIM Standard offers a comprehensive definition: “BIM is a digital representation of the physical and functional characteristics of a facility, serving as a reliable basis for all stakeholders from concept through demolition. At each project stage, stakeholders collaborate by inserting, extracting, updating, and modifying information within BIM to support their responsibilities.” Compared to other definitions, this standard is notably complete.

In summary, BIM centers on using 3D modeling technology to create a three-dimensional model of a construction project enriched with detailed engineering information. This model becomes an information-rich 3D entity containing design intent, project data, construction details, material specifications, and design management data. By collecting, exchanging, managing, storing, and updating this information, BIM provides timely, accurate, and comprehensive data for various stages and participants throughout the project lifecycle. This supports seamless information sharing among different phases, stakeholders, and software applications, ensuring the right people have the right information at the right time. Ultimately, BIM enhances the efficiency and quality of project design, construction, operation, and maintenance, driving continuous productivity improvements in the engineering construction industry.
