1. Design-oriented BIM business demands a higher level of BIM proficiency from designers. Designers are expected to master BIM software independently, without relying on specialized technical staff for daily tasks. Moreover, they must possess strong collaboration skills to meet project participants’ design needs and promptly resolve coordination issues.
2. To fulfill BIM design requirements, the design process and related policies may need appropriate adjustments. Regardless of BIM business type, transformation depends heavily on accumulating advanced technology and relevant experience.
During field research for this article, several designers shared detailed insights on BIM applications. For example, Gensler has long conducted research on BIM software applications, with most projects incorporating BIM technology. However, when Gensler established its Shanghai office in 2002, the scope of BIM use was limited due to a shortage of BIM talent.
In recent years, BIM design applications have become more widespread at Gensler, with BIM projects now accounting for 20% to 30% of their workload. Although Gensler has not issued explicit BIM-related slogans, its corporate goal focuses on improving design efficiency and quality. Employee evaluations include BIM skills but do not yet mandate them. BIM enhances design efficiency and quality, so employees who do not actively develop these skills risk falling behind.
For Gensler, BIM has become indispensable. The company has established a dedicated BIM research department that provides technical support on a global scale. Gensler maintains highly standardized and strict design standards, ensuring proper implementation by developing custom plugins tailored to these standards.
Currently, many architectural design firms in China emphasize boosting enterprise design quality through investment in scientific research. For instance, the BIM design engineering team at Shanghai Modern Architectural Design Enterprise faces high BIM application requirements. However, project schedules often do not align with market demands. Despite this, optimizing collaborative workflows is laying a solid foundation for the growth of enterprise BIM business.
