The 5A-level scenic spot service center project in a certain city is divided into three main areas: A, B, and C, covering a total construction area of 7,597.72 square meters. Area A houses public restrooms and related facilities; Area B serves as the tourist service center with auxiliary rooms; and Area C functions as a gateway. The BIM technology strategy implemented in this project encompasses several key aspects.

Comprehensive Optimization Design Concept

(1) Planning and Design: During the site design process, the team follows principles of integration, one axis, and four zones. The project is first segmented into multiple areas based on these principles, then arranged cohesively, allowing flexible presentation of the overall spatial layout.

(2) Architectural Image Design: For the building’s thematic design, selecting a suitable primary color scheme is essential. In this project, white is chosen as the main color to symbolize snow-capped mountains and highlight the natural contours surrounding the site. Glass curtain walls are used at the base to create a three-dimensional space, offering visitors an attractive visual experience.

(3) Functional Layout: The building is organized into three major functional zones to maximize space utilization. It is important that the building’s design harmonizes well with the surrounding environment and landscape.

Enhancing Design Quality

Before beginning architectural product design, designers conduct on-site inspections using a feasibility exploration model to establish a solid foundation for subsequent work. BIM technology supports engineering design by ensuring a structured and orderly design process. Additionally, when formulating design plans, issues related to building quality and functionality are addressed. Designers first create visual BIM models, identify potential design issues, and apply effective solutions.

Implementing Modern Technology

This medium-sized public building project features non-standardized functional units and complex structural forms, making design particularly challenging. Therefore, BIM technology is applied to provide 3D building models that aid engineering designers. Various engineering model formats are integrated on a single platform to comprehensively resolve complex project issues.

BIM technology effectively addresses limitations of traditional two-dimensional designs. During the design phase, detailed analysis of the building’s framework helps optimize the overall design. For curtain wall design, Catia modeling software refines BIM models to enhance accuracy. Throughout construction design, BIM 3D digital models are used to verify drawings, improving building quality and strengthening communication between construction teams and owners.

Traditionally, architectural engineering design centered on two-dimensional drawings, which facilitated information sharing but disconnected design transmission from the overall process. It also supports human-centered building design and helps reduce design-related losses by promoting standardization and normalization.

Collaborative Operation of the Construction Project Team

At the application stage, fully realizing the design scheme can be challenging. Designers must ensure spatial rationality, smooth flow, structural stability, and functional completeness. Achieving this requires continuous exploration and significant computational effort to maintain design efficiency.

During construction, project management should facilitate close collaboration between design and construction teams. Using 3D digital models, designers refine and optimize plans. Prior to design work, companies must provide training for design personnel, and senior management should allocate resources appropriately based on project needs.
