2. Coordination. Coordination is crucial in construction, involving collaboration between construction units, owners, and design teams. When issues arise during project implementation, relevant personnel convene coordination meetings to identify causes and develop solutions for various construction safety concerns. Changes are then made, and appropriate corrective measures are implemented to resolve these problems.

3. Simulation. BIM allows for the simulation of both building models and real-world scenarios. During the design phase, BIM can perform simulations such as energy-saving analysis, emergency evacuation drills, sunlight exposure, and heat conduction studies. Additionally, 4D simulations—which combine 3D models with project timelines—are used during bidding and construction to plan and guide the construction process. 5D simulations add cost control to 4D models, enabling comprehensive budget management.

4. Optimization. The design, construction, and operation phases form a continuous optimization cycle. While optimization is not inherently linked to BIM, the technology greatly facilitates it. Optimization depends on managing information, complexity, and time. When complexity is high, project managers may require scientific tools and equipment to handle all the necessary data effectively.

5. Detailed Representation. BIM models not only generate conventional architectural and component drawings but also provide intuitive visualizations for coordination, simulation, and optimization. This capability produces professional, detailed drawings that make engineering communication clearer and more precise.

BIM technology is an invaluable tool for property owners, enabling them to clearly visualize and review their projects in advance. Its capabilities surpass those of traditional planning and design tools. When applied effectively, BIM can significantly reduce costs throughout the building lifecycle by fostering collaboration and knowledge sharing among stakeholders. Before construction begins, it allows for more accurate cost estimations. During construction, 3D model analysis combined with information technology supports ongoing communication, minimizing rework and reducing waste of resources.
