BIM-based operation and maintenance management serves two primary functions: model management and information management. By leveraging a hierarchical framework and distinguishing functional roles, the system defines the work platform and user interface. It refines issues related to technical and operational data within the model to ensure information is both comprehensive and practical. Additionally, it supports information and network management across various system levels, enabling multi-dimensional data sharing, analysis, and statistics, ultimately providing valuable decision support for operation and maintenance tasks.

Model Management Function: BIM technology enables rapid positioning of models within software and web interfaces. Users can select browsing methods, adjust model precision, change viewing angles, and display component properties to meet facility and equipment maintenance requirements. Moreover, the model interface can be enhanced over time to visualize the operation and maintenance phase. BIM also supports simulations such as energy-saving analysis, sunlight exposure, and wind direction detection, enabling intelligent building management.
Information Management Function: Data forms the foundation of the BIM information model. When combined with Internet technologies, BIM provides powerful information integration capabilities. It imports data from diverse platforms, allowing the system to collect and manage dynamic information throughout the operation and maintenance stages. This facilitates information sharing, feedback, and collaboration among different departments involved in project operation and maintenance. Furthermore, BIM supports remote information exchange and real-time updates, offering a collaborative platform that connects various stakeholders across different phases.
