BIM Q&A: How BIM Enhances Construction and Its Benefits in EPC Project Execution

Currently, the application of BIM technology in China remains immature, characterized by high investment but low output. However, compared to the design phase, the value of BIM technology is more readily demonstrated during the construction phase.

1. Model Refinement. The BIM model from the EPC project’s design phase is handed over to the construction team, who then enhance it according to construction requirements, creating a detailed BIM model tailored for the construction phase. This model is based on the actual engineering entity and enriched with detailed information such as material properties, manufacturers, and physical characteristics of each component. Additionally, data generated during construction is integrated into the model to ensure it remains comprehensive and facilitates future use and management.

2. Visual Presentation. Unlike traditional 2D CAD drawings, BIM models offer 3D visualization. Before construction begins, a solid model is available, providing a WYSIWYG (What You See Is What You Get) experience unattainable with 2D CAD. These visual models make it easier to explain complex nodes, technical challenges, and construction priorities, allowing construction personnel to grasp them clearly and intuitively. While most construction still relies on blueprints, 3D models instantly resolve difficulties in interpreting 2D drawings, reducing map-reading time and improving project progress.

3. Construction Simulation. By linking the construction schedule with the 3D BIM model, a 4D model is created to simulate the entire construction process using BIM software. This allows for early identification of potential issues in key areas, ensuring quality control. The 4D simulation synchronizes planned progress, actual progress, and the 3D model, enabling real-time comparisons to determine if the project is ahead or behind schedule. Deviations can be analyzed, causes identified, and corrections made dynamically. It also helps verify whether the allocation of resources, materials, and labor is appropriate, enabling comprehensive project management.

4. Operation and Maintenance Model. The construction BIM model is continuously updated on-site to reflect real-time information, assisting in completion inspections and ensuring consistency between the model and the physical structure. Upon project completion, as-built drawings can be generated directly from the BIM model, eliminating the need for redrawing. This refined model is then passed on to the operation and maintenance phase, serving as an information database for facility management. Since the operation and maintenance phase is the longest in a building’s lifecycle, the BIM model significantly enhances property management efficiency. During maintenance, the BIM model should also be updated to prevent discrepancies between the model and the actual building.
