1. Separation of Wall Structure and Decorative Layers
While modeling, it is important to distinguish between the wall’s structural layer and its decorative layer. Specifically, when modeling decorative layers in Revit to meet practical needs, the following considerations should be addressed:

  • The decorative layer should be detachable from the structural core layer and able to indicate movement relative to it.
  • The decorative layer must be editable.
  • The decorative layer should be subdivided into individual bricks and slabs for accurate quantity takeoff.

Instead of using materials to represent decorative layers on walls and slabs, separate decorative layers should be created. To closely replicate the actual construction of decorative bricks and panel blocks on-site, a surface-based metric conventional model is used to activate block and panel families. Since these surface families are positioned based on surfaces, and points, lines, and surfaces represent the fundamental elements of all Revit components, this approach overcomes the limitation of Revit’s inability to fully cover beams and columns (as its built-in “envelope” function cannot completely address column decoration). This method also allows for accurate counting of individual family instances by block.

2. Differentiating Cast-in-Place and Prefabricated Components
With the adoption of cast-in-place columns combined with precast beam and slab frames in high-rise construction, the challenges associated with fully precast frame beam-column structures have been largely mitigated. This approach simplifies construction procedures and helps shorten project timelines. Therefore, during modeling, it is crucial to distinguish between cast-in-place and prefabricated parts according to the actual construction situation. This distinction significantly improves model accuracy, reduces rework, and enhances overall modeling efficiency.

3. Proper Handling of Floor Joints
Floor joint treatment is important not only for fulfilling quantity calculation requirements but also for the integration of components with project scheduling and financial management later in the process.

4. Modeling Structural Columns in Revit
When constructing structural columns, the treatment of concrete and column surfaces can be separated, and this applies to steel structures as well. This can be configured during the assembly of structural column groups. Columns can also be modeled by combining pure structural elements with architectural finishes. Multiple methods are available, and the key lies in a thorough understanding of project requirements and mastery of Revit’s capabilities. For construction companies, a comprehensive BIM model—including architectural, structural, and pipeline integration—is essential. This comprehensive approach is the foundation for the effective application of BIM and explains why the construction industry in the United States has been extensively utilizing BIM (especially Revit-related software) for many years, even before the design industry.
