They participate in key project meetings, assist in construction simulations, prepare visual disclosure animations, and help the construction unit develop progress simulation drawings based on planned and actual schedules.
Furthermore, they organize and assist the general contractor in extracting operational information required by the owner, collect and organize relevant data, complete as-built and operation & maintenance models, and ensure timely file uploads per BIM platform standards.
BIM Responsibilities of the Design Unit
The design unit appoints dedicated BIM technicians equipped with the necessary hardware to support the BIM consulting unit in preparing implementation details at each stage.
The BIM technicians create models for the scheme phase and use these models for scheme analysis. During the design phase, they provide BIM models used for spatial analysis, height verification, collision detection, and design optimization, which helps minimize changes during construction. These models and drawings are then submitted to the construction unit for review.
During construction preparation, the design unit modifies and optimizes drawings based on collision checks and pipeline coordination, submitting updates for review. They support the construction unit in model refinement during construction, participate in construction disclosure, issue design changes, and review BIM models reflecting those changes.
All designated files must be uploaded within the specified deadlines, adhering to naming and storage rules on the BIM collaborative platform. The design unit also collaborates with the supervision unit to complete platform management tasks.
In addition to their core responsibilities, the design general contractor coordinates other design subcontractors to perform BIM-related work reasonably and assists the BIM consulting unit in managing these subcontractors.
BIM Responsibilities of the Supervisory Unit
The supervisory unit assigns dedicated BIM technicians and provides them with necessary devices to assist the BIM consulting unit in preparing implementation details for each stage.
They organize their team to supervise the practical application of new BIM-based management methods and technologies across all units, ensuring that relevant parties complete their BIM platform tasks on time.
Throughout project execution, they use mobile smart devices to document onsite quality, safety, and construction civility issues, uploading photos to the BIM platform for tracking and corrective action.
The supervisory unit participates in construction briefings, assists BIM consulting and construction units with visualization briefings, reviews construction changes, compares models, and helps verify that BIM models align with actual site conditions.
They support the construction unit in reviewing as-built models, especially equipment data, assist in improving operation and maintenance models, and ensure all designated files are uploaded punctually according to BIM platform rules.
Finally, they collaborate closely with BIM consulting firms to complete other related tasks.
BIM Responsibilities of Cost Consulting Units
The cost consulting unit appoints dedicated BIM technicians equipped with appropriate hardware to assist the BIM consulting unit in preparing implementation details for every phase.
They review BIM model quantity take-offs during bidding, verify engineering quantities through comparison, and issue audit reports.
During construction, they review visual progress and BIM progress models, approve monthly progress payments, and ensure designated files are uploaded punctually following the collaborative platform’s standards.
They also collaborate with the supervisory unit to complete platform management tasks and work closely with the BIM consulting unit on related responsibilities.
