BIM Q&A: Exploring BIM Application Modes and Construction-Led Project Management

The BIM-based project management model, led by the construction unit as illustrated below, is typically employed by large construction firms and general contractors. This approach focuses on achieving several key functions:

1) Assisted Bidding: Using the construction unit’s bidding information, BIM simulation technology is applied to dynamically model the preliminary construction plan. This aids evaluation experts in scoring the technical proposals during the bidding process.

2) Construction Plan Simulation: During construction, the general contractor typically refines the design drawings based on specific construction methods. For new or complex plans, BIM technology is used to optimize and simulate the process, providing guidance for actual construction.

3) Cost Comparison: The construction unit can quickly extract quantities from the completed BIM model to compare actual costs with planned and budgeted expenses, enabling better cost control.

4) Construction Progress Simulation: By linking the construction schedule with the BIM model, the construction unit can use computer technology to visualize progress at any given point, offering an intuitive representation of the project timeline.

While BIM-based construction simulation technology has shown significant benefits during the construction phase, this project management model led by construction units remains limited in adoption. This is largely due to the scarcity of personnel proficient in BIM technology within most construction firms. Additionally, this approach is mainly applicable during the construction phase, with the BIM model losing much of its value after project completion and acceptance.

Considering that the construction phase typically accounts for only 5% to 7% of the entire project lifecycle, the BIM-based project management mode led by construction units cannot fully capture BIM’s value in lifecycle cost management.
